Advice for a newbie real estate agent AND investor

Hello all! My name is Devin Giles White. I am a new real estate agent AND investor in the Fredericksburg, VA area. I recently bought my first investment property with my husband (buy and hold) in May and that is about the same time I passed my real estate exam as well. As a new investor and agent I am interested in learning about helping investors buy property and how to cater to their needs. This I think will help me to understand different financing methods and what not since it varies from regular real estate transactions. I would love some advice from agents and investors alike. I am eager to jump right in and learn as much as I can. Soaking it in like a sponge! Thanks!

Welcome to BP @Devin Giles White!

Investors mostly think in terms of numbers such as cash on cash, levered, and un-levered cash flows as well as cash flow projections. Financial modeling on excel would be useful in this area. Having background knowledge in financial metrics would really be helpful. There's a pdf out on the internet. I think its called What every real estate investors should know about cash flow and 36 metrics. Second having fundamental local economics of certain markets such as population growth, jobs, employers, curb appeal could help decide between a flip or buy and hold and this is especially true for buy and hold. There's blogs and podcast that helps with that. Hope this helps.
