Opportunity knocking but skeptical for business decision

My mother wants out of a house and wants me to buy it she owes 51,000 it is a 3 bed room 1.5 bath but it also needs about 5k worth of work and it's not in the best neighborhood just considering using that money for a better investment or taking over the family house , help!
