My name is Wanda. I joined bigger pockets a few days ago. I have no real estate expierence. I'm currently in Philadelphia. I've always been interested in the market. I see there's great tools here at BP and the awesome thing is that there mostly free!
I currently have a property which I financed in January. As I was looking to get into real estate I bought a triplex building and decide to live in one of the units :) as for now the rent from both my tenants pays for my mortgage and gives me an extra $125 which I apply towards the principal.
I had no capital to start in the business and decided this was a good option since I only had to pay 3.5% down to close the deal.
I'm looking to grow and learn as much as posible about real estate. I would love to network with investors near by and get some tips and information.
Welcome Wanda! You are not too far from me and there are some awesome meetup groups all around you in Philadephia! Great job on the live in triplex. I love that strategy. Focus on finding deals and there are a ton of investors in and around Philly to help you execute.
Welcome aboard @Wanda Hernandez
Welcome aboard @Wanda Hernandez I love that you have taken action. My first deal was also a triplex and I too lived in one of the units while the other two paid the mortgage. You're already ahead of most of America so congratulations on a great choice!
Thank you Melvin!
Welcome @Wanda Hernandez ! You're absolutely right, Biggerpockets has great tools and resources for real estate investors, I am a huge fan.
I also went the owner occupied triplex route on my first home purchase. It is a great way to get your feet wet in real estate investing. If you are looking to network I highly recommend checking out some of the great REIAs we have in the Philly area. So far of the ones I have been to, DIG (Diversified Investors Group) has been my favorite. They have subgroup meetings for all different types of investing niches as well as localities such as DIG Philadelphia, DIG Delaware County etc. @Joseph Scorese is the point of contact/host for quite a few of these and could answer specifics about the subgroups he is in charge of.
Hope to see you around!
Welcome @Wanda Hernandez . Congratulations on house hacking the triplex, having your tenants pay for your entire mortgage with money left over gives you a great start to your investing career
