Howdy,
My name is Javier Campanini and I'm looking to get started in real estate investing in Jacksonville, Florida. I'm new to real estate investing but have been pouring over books, blogs, podcasts, and this forum for all the information I can get my hands on. I actually stumbled onto the podcast before the forums, and am lucky to have found such a great community and resource!
My short term goals in real estate are acquiring a buy & hold property near the Jacksonville, FL area.

@Javier Campanini , @Anthony Musacchio , @Trey Pryce , Welcome to BP. Read as much as you can about your type of investing. The more you read the more likely you will be able to weed out what stands true and whats theory. Try to find your niche early, although your investing habits will change and mature, defining your market early on will help you understand the processes in your market of choice. I see most new investors get in the cycle of trying to educate themselves on all aspects of investing. This can be very time consuming and confusing. There are endless ways of investing in real estate and trying to make since of it all in the beginning will deter you from acting. Example: if you are a flipper that wants to buy with low money out of pocket, then you would need to study that system and the private lenders market. If you want to buy and hold, then study the turn key and the wholesalers market. With Jacksonville being one of the most productive real estate markets in the Nation right now, per Forbes Magazine, the area is being flooded with newcomers from out of state, anyone that's local or have firm boots on the ground will have an advantage to hook and acquire the deals. Stay true, believe in yourself and learn your market. Do not let anyone tell you that you can't do this, because you can. Good luck

@Robert Rayford thank you for that information. I agree with you 1000% on this. One thing I've come to see reading and listening to all this information is you start to drift in many different direction because everyone's strategy is different.
Drilling down on one strategy to start with is very important.
Jacksonville is defiantly a moving market and looks like it will be for some time. What I'm starting to see is that it's difficult to get in contact with other investors on a consistent basis. Not sure if it's because I'm posting in the wrong sections or people are just that busy.
I think if we can all collaborate together and put all of our minds to work we can make some progress in the right direction. Thank you again for that input.

I am right there with you, actively looking for my first buy and hold deal. Just a few months ago I had no team but I have since put in a lot of work networking and have added a few key members.
I would be interested in what you plan to focus your strategy on. I am looking for 3/2 SFR 1,200 sq. ft. and up requiring less than 10k to fix up and meeting the 1% rule (minimum). I have seen them out there but they are far and few between in the zips I am focusing on. I am focusing on the 100k price range.
I am not currently attending any REIAs in the area but I am interested, does anyone have any good recommendations?

@Garrett Masiulis I actually signed up for meetup site here in Jax and they send me emails about investor meet ups and other events I can send you the link if you like. I've seen a couple REI meetings but haven't attended any yet due to times.
