Hi my name is Alex. I am new to real estate investing and I am looking for a mentor preferably in my area to help me start my real estate investing business. I don't have alot of money so I am also wanting to learn investment strategies to found the deal. I would like to have my first deal be this year. I would like to have rental properties and do fix and flips. My goal is to have a at least 5 or more rental properties in the next 3 to 5 years. To have enough positive cash flow to not have to work a traditional job.

@Alex Janisse Welome to BP! I would suggest going to a local REI meeting. We have one in our area the second thursday each month at 7:00 PM at the ISU Credit Union by the hospital on Sunnyside. It is difficult to find a mentor. My "mentor" has basically been the BP community answering questions and watching/listening to all of the BP podcasts and reading lots of books. Watch the BO webinars as well, they cover a lot of the stuff you're looking to learn about. When you are ready to buy, my wife is an agent and can help you make sure you get your offers in right. Also, you may want to think outside the box on what you have available. If you have a 401k, it may allow you to borrow from yourself without any penalty and you can use that for your down payment. There are local banks that will give you a 10% down for investment properties which may make it more affordable than you think, if you can find a good investment.
