How to invest in the military with a family

I am currently in the Air Force active duty with a family, looking to invest in the Valdosta GA area. I'm also a newbie to the real estate looking to buy my first deal. Are there any suggestions on how to get started ?

Military bases can be fantastic.  There are always people retiring, transferring, and deploying. 

When you have someone who needs to sell, or who can't afford their mortgage, you have a wonderful opportunity.  You can do a subject too deal with anyone who is looking for debt relief.  Imagine the family about to EAS.   You can offer to take over their mortgage, and let them just walk away.
