CRM or something of the sort....Marketing tracking

Good afternoon BP...My wife and I are new investors looking for our first deal and build a real business. I love what all goes on here and look forward to sharing and getting to know the BP Community. My question to begin is; What do you guys use to keep track of your leads and your marketing efforts? 

 I would like to have something that helps with keeping track of the responses I get from mailers, cold calls, etc.. Also a CRM program to keep notes and progress in the process with each lead. Maybe one that offers drip campaigns or something... Maybe I am jumping the gun, just looking for advice...
