Moving to Phoenix, AZ area

I just started investing with a flipper in Texas but a change in jobs is moving me to the Phoenix valley. I am hoping to make some connections in the Phoenix, Tempe, Mesa, Gilbert, Chandler areas so I can learn a little about the market there. 

We are looking for a home more on the east side of the valley right now and will be there on July 11th or 12th to house hunt, so if any wholesalers have a house in a good school district that will fit a family of 8 I'd be interested in talking with you.

Welcome to Phoenix! It's the summer season for us here and normally the inventory drops off a bit as a lot of sellers wait for the hot summer months to be over before putting their property on the market. But the good news is there are less buyers in the market so there's less competition, and the sellers who are on the market are more serious about getting their home sold.

Good news is there's about 150 homes in the east valley right now with at least 6 bedrooms, but only 23 of them are priced below $500k... not sure what your budget is. Probably going to be a real challenge to find a wholesale deal with that much space that will meet the other needs of your family (good school district). Property type is rare to begin with, and finding one at a wholesale price will be even more rare.

I would suggest starting the search now and be willing to look at stuff that's active on the market. Try looking for something with some value add if possible, but because of the short time frame you may need to consider that won't be possible depending on when you move. Definitely try posting in the marketplace if you're a pro member as you might get connected with a wholesaler there who just so happens to have a property that matches your criteria.
