3 people forming an LLC to invest in real estate, advice?

I am fairly new to the real estate game. I do have a duplex that I have owned that cash flows I own independently. I am now considering partnering up with two other individuals(1/3 each) to invest in multi-family homes. We are looking to form a multi member LLC. I am reaching out to you to see if any of you have any advice you could share with me on what we must have in our operating agreement, buysell agreement, or any other experiences good or bad you can share? Also, is there a percentage of cash you would recommend for reserves after our investment for issues? Thanks in advance, I really appreciate any insight!
