Market Analysis Opinion

Just starting to train myself to look at either flipping or buy and hold in Northwest Indiana.  I have several years in the past where I was a licensed mortgage broker in both retail and commercial arenas (2008 We all know that story!!!) Was curious if anyone could help with a market analysis opinion.  It seems there is a movement of potential buyers / renters flooding out of Illinois (as my wife and I did) due to the escalating taxes and cost of living in general.  Any thoughts would be appreciated!!!  I would like to purchase before the end of the year to get started.  Have been stuck in analysis paralysis.
