Payoff Mortgage or Buy Investment Property

I have always heard that it is best to eliminate as much debt as possible which is what makes me torn in my current situation. I have some monthly income (around 3K) that I can use to put towards my current mortgage or utilize this money to help me get an investment property. Which method would you all recommend?
