Hello everyone

I am a new member here. I started real estate agent licensing last year in november but never got to complete the course until now.. I learned a lot about wholesaling meanwhile and was looking into selling people's old houses to investors for a profit. It did not work, I tried cold calls and posters, I had people who wanted to sell their houses but no investor wanted to buy it for some reasons . I spent 6 months with no success at wholesaling. My goal is to be a flipper but I obviously have no money..

It is difficult for me to get a job from 9 to 5, because we live far from the city and we don't have a car.  My bank account has less than 30$, we are on a single income (my husbands). We are receiving absolutely no government help and we are having a hard time paying rent each month or to even keep food in the fridge. (please don't tell me to go on food stamp, i don't qualify for this)

Anyways, I am retaking my real estate licensing course now so I could be an agent, my exam is set to next month.

Now i don't know if I am doing things correctly, am I doing good by starting as a real estate agent ?  I hear so many people saying that i am wasting time, but I personally think that wholesaling was more difficult . A lot of potential sellers thought that I was a scammer with the "I buy houses cash" promotion.. 

my plan is to receive commissions from selling houses and then to invest my money into buying a duplex at a cheap price that i can renovate myself and rent (or sell). Is that a good plan?  

My road to success will be an extremely hard one because I am starting with really nothing at all..
