Where to invest in MA, Salem, Brighton or others?

Hey everyone, 

I have been listening to the Bigger Pocket podcast for over a year now. And finally decide to pull the trigger. 

I'm looking to buy a multi-family/ single family type of rental properties. I was looking at Brighton/ Allston area since I went to college there and is sort of familiar with the area. But it's super expensive and I can probably only afford a 1 bedroom condo there. Then switched my gear towards Salem since there is a college and a commuter rail stop in that area. I'd love to hear some advice from people who are familiar with the the area. 

What's the vacancy rate looks like in the area?

Is now still a good time to buy rental properties in Salem? 

Is there a good part or bad part in the area? 

What should I look for when inspecting/ touring the area? 

Or if you have any other places you will think it's a good time to buy rental investments in Mass?

I would definitely look forward to connect with any experienced investor/agent/proper manager focus on New England area as well:)
