Suggested fees for home project manager

I'm going to be renovating a small home.  Since this home is in another geography, however, a friend will oversee the renovations and the process of making it ready for occupancy by a relative.  The home is in fairly good condition and mainly needs some roof work, painting, cleaning, small interior repairs (tile replacement, etc) and cutting the grass.  My friend will not be managing the property / not collecting rent once my relative moves into the home.

Looking for suggestions on how to structure a compensation agreement with my friend (i.e. flat fee for the project, % of the project cost or flat fee + reimbursement of incidental expenses) for this project.
