Houston/ Humble TX multi family buy and hold investing

Good Afternoon!

I am looking at the Old Humble area in Houston. Specifically the houses that were built in the 40s. All the land is unrestricted and can be zoned for commercial or residential use. It is near 59N and by N Houston Ave. A couple of properties I am looking at are located near third and fourth street. Does anyone have more insight on the particular area? As far as for long term buy and holds.
