Detroit beginning investor.

Hi, I'm in Detroit, Michigan and I'm a beginner investor. My goals consist of wholesaling a few properties in order to BRRR my first 4 plex multi-unit through the fha 203k loan process. After I've created enough equity in several rentals and multi-units I plan to do a 1031 exchange to invest in my first apartment complex. I've studied and read so much information into this and I'm extremely motivated. My main problem is finding motivated sellers that are not on the MLS market and filling out my contracts properly here in Michigan. Is there anyone on here who could instruct me.

@Ethan Stewart you can pull a list of absentee owners from list source and get that list skip traced then cold call, make sure that list is from 2005 and lower.
