Hello everyone!
My name is Arthur and I am a 27 y/o Web Developer from Nashville, TN. I am trying to break into the world of real estate investment. I specifically want to invest in rental properties for passive and supplementary income to my current job. I do not want to go into this without as much knowledge as possible so that is why I am here.
Where should I start?
Are there specific books I should read?
What questions am I not asking?
I am currently reading everything I can find, going to meetups, and working on my TN real estate license.

Hey @Arthur Smith welcome to Bigger Pockets! I found the Robert Kiosaki book Rich, Dad Poor Dad very helpful when I was starting out. Also other books he wrote as well. I would recommend One Thing, Hold and Shift by Gary Keller. All great insights to starting out. Those were some of my first reads when I started investing and learning.
As far as getting started or questions to ask. There is no dumb question, you don't know what you don't know and there are plenty of great people to educated you along the way. I am still learning and growing. We all are. Ask anything and everything if you are curious. Keep reading educating yourself and then dive in. Best way to learn is to make mistakes and have success with property. Don't spend your money on seminars and real estate gurus when you can take those thousands of dollars and put it towards your next investment.
Two things I would recommend is finding a mentor or someone you aspire to be in real estate and shadow them. Most of the time they won't have time for you, but keep being persistent and offer your services and don't take no for an answer.
The second would be the importance of forming a great team when investing. What I mean by that someone finding you properties, property management, contractor, landscaping, tax, attorney, agent, etc. You don't need to have this right away, but you will learn and it will change as you grow.

@Arthur Smith - If you are already intrigued and think RE is right for you, Rich Dad will be like adding rocket fuel to a flame.
I'm in a similar time as you, just starting out. I churned through @Brandon Turner 's How to Invest in Real Estate in a weekend and now am working my way through his "The Book on Rental Property Investing". I like his writing style but that's just me. Up next is @David Greene 's BRRRR book, then likely something about "out of state investing" since I'm In NorCal a very expensive market.
I also find value and inspiration in the podcasts. They’ve turned me onto apps like DealCheck and Rentometer, as well as get me motivated.
We should stay in touch. I’m also focusing on Nashville because I’m from there and my dad is a contractor there. I am a realtor for Compass and if you want any realtor connections I’d be happy to make them for you. Great resource for free advice on the market.
