Las Vegas - -what are the best place for property investments

Hi  Everyone,

I am looking to purchase my first  investment property in Las vegas.  I liked the  weather durign my visit there. It seem more Business friendly compared to NJ.

What are the best area to buy rental properties? How about in and around the strip? What are the easily rentable areas and I hope to flip them after holding for sometime for cash flow if needed.

What are the expected return on investment on typical rent for 2 bed apartment? Are apartment/townhouses/ condos more easy to rent vs single family homes?

Would you recommend foreclosure/shortsale /auction vs regular purchase?
