New to Greenville, SC: Where are the best rental areas?

Hi! My husband and I moved to Greenville, SC about 6 months ago and are eager to begin our investments in the Upstate area. Primarily, we are looking for long-term rentals and have begun our search already. I just wanted to get thoughts on best areas to invest in for optimal cash-flow and of course to begin connecting to the BiggerPockets community. Thanks!

Hi Lindsay,

Not sure what price point you're looking for, but I just pulled the trigger on my first property in Greenville this past Feb.  It is in the Sans Souci neighborhood, which is basically just West of Cherrydale area.  To me this neighborhood offers a very good blend of being reasonably priced, very active (alot of rehab going on), lots of families, close to Swamp Rabbit Trail, and is just a 10 min drive from downtown Greenville.

@Lindsay Zoellner Upstate CREIA is definitely where you'll want to plug into (www.upstatecreia.com). All meetings are virtual with everyone staying at home, so it's still possible to connect. I'm invested in Spartanburg because of slightly better returns, but there are definitely still opportunities in Greenville.

@C Coley Mitchell Thanks! It wasn't listed as a duplex. The listing was a bit off so I went to walk it, and it turned out to be a 2 for 1 so I snatched it up before anyone else walked it. Hahaa. Perks of being an "active" agent.

@Ian Brower How much of a cost is it to convert the basements? I have one that is very unfinished, and doesn't have enough clearance to be code. It also leaks when there is heavy rain. Wondering if it's cost effective to try to convert it.

My last 2 purchases have been SFR that have basements that I convert to duplexes in Spartanburg.

Hi Lindsay. Glad to hear that you and your husband have decided to live in Greenville. It is such a quaint little town with a booming downtown area. We recently bought a duplex style house-hack in the San souci area, closer to furman. I think this specific area is great to look into because it is: in the path of progress, close to 2 universities furman and bob jones, bikable to downtown and furman, walking distance to shopping centers, and most importantly safe to walk with your dog and/or kids
