New to Bigger Pockets - Central NJ Area

Hi fellow BP members!

ABOUT ME:

My name is Grace, I am a newbie looking to acquire my first deal via buy & hold strategy in NJ (Central preferred for proximity, but also would consider Northern). 

CURRENT R/E, & GOALS:

Short-term Goal: I currently own a condo near New Brunswick (used a conventional loan). Ideally, I'd like to rent out my condo and house hack a small multi-family (likely using an FHA) to jump start my REI journey.

Longer-term Goal: I think there's value in self-managing at least the first property or two, to understand what it takes to be a good PM, but would eventually like to outsource management to a PM company, as my portfolio grows. I'd also be open to out of state investing in areas that can produce stronger returns as I become more comfortable and experienced in REI.

MARKET CHALLENGES, SEEKING ADVICE:

One of the challenges of the NJ market is the EXTREMELY expensive real estate taxes, easily eating away at cashflow. Tips from any experienced or fellow NJ investors on maintaining cashflow while working around high property taxes are welcomed and very much appreciated. Any tips on local meet ups and networking opportunities are welcomed as well.
