Phoenix AZ Investor new to BP
My name is Robert Levaro. I became an investor in distressed property in Phoenix when the market tanked here in 2008. My strategy was to buy and hold but frankly hate being a landlord. Since the market has rebounded strongly in the last year, I have pared down my inventory of rentals -selling as tenants leave and redeployed the proceeds into fixing and flipping. Now my challenges are the low level of inventory, the "mindless" competition from the capital groups and my inability to quickly renovate the properties I do acquire. I am looking forward to learning from the wide and varied experience of BiggerPockets members.

What is your end goal?? Meaning when you went from landlord holds to flips do you want to do that full time or do you have full time job and looking for investments for retirement with low hassle??
There is a difference between living off of real estate and holding for investment while having another career.
If you just want a passive return you might look at triple net leasing without the landlord headaches or being an HML lender and let the other investors find the hard deals and you lend the money. More rehabbers I am talking to are leaving the SFR market as the margins just aren't there anymore. They are looking for other RE forms of investment.
