Is a mobile house a good investment for rental?

Hi everyone, a new potential investor just trying to get started. My name is Kevin, I’m a 23 years with a goal of financial freedom before my 30s. I knew about this site through "The book on rental property investing", by Brandon Turner, he was right, in the middle of the book I experienced that switch he was talking about.

 I would like to get started in this business, and I have been looking for properties to get started, my plan is to start either with a small house to rent or a duplex with a house hacking strategy. However, duplex in my area are way more expensive than I thought, and I don't think my lender would feel okay with that price. So, my last option is a mobile home, but I am not exactly sure if mobile homes are a good investment for someone who is just getting started. If anyone could tell me the pros and cons, I would really appreciate it.
