Looking into first investment property in Atlanta

Currently looking at investment properties in ATL (house hacking). Would love to hear about your experience and any tips you may have to share. I've just started the researching phase and looking for great areas to start looking and potential real estate investors that can point me in the right direction to get started.

Hey @Francine Marquis, welcome to the BP community!

Great call on house hacking - such an accessible strategy to get into REI!

The one thing that you will definitely want to keep in mind is that it should be a place you don't mind living. Unless you're super flexible, this will likely narrow down your area criteria quite a bit. Now, you'll want to decide whether to look for small MF or SF w/addition(s) (or both). If you choose MF or both then I would recommend keeping your options for area open because great house hacks (especially MF) do not come by that often here in ATL. Lastly, make sure you know your criteria for cash flow. Do you want to simply offset your mortgage, offset PITI and expenses, or actually cash flow?

Now, just get out there and start analyzing deals. You'll quickly find areas that price you out of your criteria and areas where you might be able to make it work. You'll also find where the majority of small MF is (Marietta, Norcross, Lawrenceville, etc.).
