Beginner Investor looking for any tips

Hi All, I'm a brand new investor I live in the Los Angeles County area and want to look into flipping/brrrr or wholesaling I am a licensed realtor but the investor side is a whole other beast to learn

I have been listening to the bigger pockets podcast every morning, reading books at night and learning whenever I can so any great advice, tips, experiences or products that you have had success with marketing or prospecting would be amazing.

Best advice I can give you Cesar is network, get yourself a wholeseller and birdogs to help you locate those properties. and join a REIA! youre in a big market so it should be easy to find your local one. Best of luck
