Taking a first step, any helpful ideas?

My wife and I are wanting to take action this year. Looking to buy and hold rental, preferably duplex and house hack. The only problem is we just bought our primary house 1 year ago and debating if we should sell and pay cap. Gains while the market is high, or wait until November and sell then. Would like to move out either way to capitalize on low down payment through a conventional loan for investment property. Any other suggestions?
