HELOC Appraisal came in too low

Applied for am HELOC, and the appraisal came short by 50-75K of the expected.

Any recommendations of should I take what the bank offer or should I appraise again ?

Take in consideration three house down the block sold 250K more than the appraisal number.

Looking the get the HELOC to start my journey in the real estate investing.
