2021 ARV and Investing Strategies

Hi everyone! I am a new investor looking to get my first property.

I am curious if you are using the current comps to determine your ARV in 2021 or if you are using comps from before the drastic market increase?

If your home value began to decrease after you refinanced (to buy more properties) couldn’t you be upside down on your investment, owing more than it is worth? 

Due to the increase in home values and the above assumption, are you strategizing fix and flips or the brrrr method for your investments?
