Observations from a Newbie

First of all, I do not own any investments properties yet. My co-worker introduced me to Real Estate investing and I've been very interested in multi-family ever since.

Navigating through the massive amount of information that is out there I have noticed a trend. A simple google search turned into a barrage of advertisements for webinars, bootcamps, free books, software, no money no problem, off market deals...etc all on my facebook timeline. It just keeps coming! I'm amazed at how much is out there.

There seems to be a natural progression for REI's who have had some success to go directly into the training/webinar/book space. My question is, and I'm coming from a place of just getting started, does it get to a point where the real money is in the education or the "let me show you how I did it" arena? I sometimes feel like it is all the same information just packaged differently and they are selling the dream and the promise of "if I can do it you can too".

For those seasoned investors out there, how have you filtered out the noise and have gotten to the real concrete, useful information? I will say that finding this forum has been a huge help. Especially when you are looking for real world advise and experience.
