Which documents do I use for a wholesale offer?

I know this is probably elementary for most people here but I want to make sure I do this correctly.

My day job puts me in the unique position of seeing lots of distressed houses all over central FL which seem to be abandoned. After I do my due diligence I want to make offers on these properties with assignments of course. I'm a bit confused about which documents to use for the actual offer. Is there a website where I can DL these docs?

I've checked the state website but the official real estate purchase offer seems very cumbersome for just making an offer.

Any advice, feedback or pointing me in the right direction would be greatly appreciated.
