Palm Beach County Rentals

With the cost of single family homes and HOA fees in Palm Beach county where are investors finding rentals that cash flow $100 per door after PITI, vacancies, property management, repair budget, and other expenses?

In port saint lucie ;-)   All kidding aside, PSL is where I was looking and is a better bet in my opinion right now.  With that said, I did manage to stumble upon a little 2/2 townhome in Palm Springs that I'm closing on Tuesday, will cash flow $225 a month after all operating expenses (vacancy, taxes, ins, etc.) but I will be self managing it.

Finding the niche good neighborhoods in Palm Springs/Lake Worth and West Palm Beach seems to be the only play of late, unless you have good off market resource.  My 2 cents.
