How would I find a buy & hold investor?

So, I recently got a call from a motivated Seller who has a tenant paying way above market for rent. The Seller is experiencing some medical issues and needs an investor who will purchase the property with tenants. The Seller also needs a little bit of walking away money. How would I go about finding an investor in an effort to help a Seller?
