Jacksonville MArket Zipcodes

Hello, Can somebody active on the Jacksonville market Explain to me what's going on with zip codes 32206, 32208, 32209? Nobody wants to touch these houses, not even for Free!!!.

I see Jacksonville is growing exponentially in the past couple of month, but for some reason sells on these zip codes are super tough, regardless of price. 

Aside from the fact that is a warzone is there anything else I should know? Or I Should consider?

I'm curious about this as well. Seems like you can buy a property there for around $20k to $30k and rehab up to rentable standards so you're all in for about $45k. Market rent seems around $750/month average so even with a property management company you're looking at easily taking home more than $250 per door per month. Even with the extra maintenance costs and potential issues with being in "war zone" (hate that term, btw) this seems like a good place for investors. The up-for-anything mentality of this website should mean plenty of people could and should be jumping into these, no?
