Who is in the North Ga area Calhoun area?

Account Closed I live and invest in Rome and always looking for more rentals or flips so please send me anything you find. Most wholesalers that contact me send me junk properties in bad neighborhoods though so I'll tell you right off the bat I'm not interested in that.

@Lauren Snodgrass no problem, I'm sure the same applies in most small to medium towns around Atlanta. You can identify them yourself fairly easily in a couple ways. First, just read the local crime reports. Our local paper publishes them and if you read them for awhile you will definitely pick up some trends. Or you can talk to the police department and get their take. Second, look at the prices the houses are selling for on zillow or another portal. If you see basic 3/2 1200 square foot houses selling in that area for $20-50K when they trade for $80-$120k elsewhere in the same town it is likely you are looking at an area with a bad reputation. Third, go visit the neighborhood and see how it is cared for. Lot's of boarded up houses and neglect is a sign to stay away. People hanging out on the corner or cars on blocks is also bad. Sometimes, in some areas you can make great money off houses in these areas but it is generally risky and always a headache. If you have a specific area in mind let me know and I'll give you my opinion.

Hello Thomas, I am in Rome. I own 4 SFR that rent for $650 - $850 (all in Rome). What are your goals (buy-and-hold, flip, wholesale, etc)? I am a buy-and-hold guy, but would do a flip if it made sense. I have a good property manager if you are looking to buy-and-hold.

@Jeff Kehl when you mentioned being sent properties in bad neighborhoods, I wrongly assumed that to mean bad neighborhoods in Nort Georgia, in general. My apologies.

I'm still trying to learn as much as I can, working on saving to have capital to invest. I'm from Dalton, work in Calhoun, and my wife is from Rome so I am all over North GA!

Wholesale to start with to generate a bigger pocket. Eventually once i know the market and processes a little more, I would like to move to buy and hold or BRRRR.
