Any investors familiar with the greater Atlanta , GA area that would like to offer any advice to a beginner looking to make the first purchase

If you get involved with the REIAs in Atlanta I would say buyer beware. All 3 of have an issue with self policing. They make money from vendors/ more involved members and they tend to ignore signs of fraud. I would do a lot of networking and be aware that most people you interact with are looking to make money for themselves. There is a few good meet ups also. One grew out of BP and has a lot of more experienced investors. I would recommed starting out focusing on easier rentals where there is not a lot of fix up needed. A lot of newer investors get in over the head trying to do a big project right out of the starting gate based on another investor's recommendation or contractor's assurance. Build your network and your experience slowly. Real estate is a great way to build wealth slowly. It is a marathon not a sprint.
