Any experience with Land Trusts?

Aloha Hawaii Property Investors,

Does anyone have experience with using Land Trusts?

More specifically, the Seller's property is in a Land Trust.  Then my company becomes the Trustee of the Trust.  Then Seller assigns beneficial interest to me.  Anyone done this before?
