Investing in Rentals in Marion, IN

I am from the Marion area, now living in Colorado. I would like to invest back home because the prices are cheaper and a lot of people rent. However, I don't know much about what are the right areas to invest in and if there are areas to definitely not invest in. Currently looking in the Center City neighborhood. Any thoughts?

I personally wouldn't invest in Marion (city). We do quite a bit around Indianapolis in Marion County but the demographics/employment in Marion City aren't my favorite.
