What Percentage above County Assessed Values do Properties Sell?

Hello!

I am from the Waterloo / Cedar Falls, IA area. I am wondering if anyone knows where I can find out what percentage above the county assessed values properties in Black Hawk County, Iowa sold for in the last year? I could calculate the percentage if I had the data (the property county assessed values and the property purchase prices over the last year), also.

Kristy,

I am from SW Iowa and a more rural area than you are from. However, at the county court house our assessor's office has a binder of sales from each year. In this binder you can see the one page property card that show's the sale price, the new deed holder, the assessed value, along with other property specific details. It is handy because it is in order of sales date as well, so you can get a feeling for market trends along with all the property specifics. Hope this helps!
