How do you find investors needing trashout service

I'm trying to start a trashout service in Lagrange Georgia/ Lanett Alabama areas not sure where to start.But I know how bad the job can be for the landlord to deal with the property after eviction of a tenant for none payment and they leave trash behind and leaving the place filthy so bad it can make it impossible to do a turn around rental in a week or two weeks.My question is how do you get leads to people needing this service I can provide which would be full trashout is the main thing but have add-ons for janitorial services i.e cleaning bathrooms,countertops,sweeping,moping ect.
