Automation Ideas for real estate

Software devloper here. I've been working with random friends help build some quick automation processes around AP, email, excel files, etc. I've also been using a property management company for my rentals for years and see they still do alot of work manually. Anyone here in the PM space that has clever ideas of things they can use automated? Anyone with a good portfolio using something like Appfolio or Happy Co that would like to parter on some free work to create some proof of concepts? Or agents that think there is some room to ease some burden?
