how do you do it?

wanted to see what people are doing in terms of spending time with the family and time at the property/looking for deals.

the problem is that i even fix the houses mostly myself and that's why my wife does not want to get another one. she knows i will be mentally and phisically gone from home for 2 months.

That's the problem! Why are you renovating the houses yourself? When you're doing this, you're not an investor, you're a contractor...and I don't imagine there is much work/life balance as a contractor. And there never will be.

If you pay people to do your rehabs, your profits will be smaller, but the jobs will get done more quickly and you'll be able to do more projects.

Overall, your profit should end up being about the same, but you'll have a LOT more time to spend with your family instead of installing cabinets.

Just my $.02...that's what works for me...
