Seller Finance attorneys/title companies in MD?

Hey BP Community! Hope all is well.

I am hoping that someone can point me in the direction of an investor friendly attorney and/or title company in Frederick MD that has dealt with Seller financed/subject to transactions. I have come to terms with a seller to acquire the property via subject to (210K left on loan) and wanting to sell it using a form of seller finance (Wrap around).

I just need to know what my options are in the state of MD when it comes to the sort of transaction's.
