Ideal month to start a lease in the Detroit metro area

Hi all, Im closing in on my first rental property in the Detroit metro area (exciting!). Im used to being a student and thinking of leasing as a July or Aug yearly turn-around. However, I realize this area isn't all students and that may be tunnel vision thinking. As I am thinking about how to structure the lease contract, I remember the advice from the Book on Managing Rental Properties to make the first one 'time up' whenever it makes most sense for turnover in the market. Has anyone had any experience with this region in that regard? If I got a tenant in Nov would Nov-Nov be absolutely fine or should I be thinking of a way to eventually get my leases to time to a different time of the year? If no direct experience any thought about how to figure out when the turnover is greatest? All thoughts appreciated!
