North Carolina Brrrr markets

Hello BP family!

My name is Jesse, and I am a Keller Williams agent in Wilmington, NC. I have listened to the BP podcast for a couple of years now but am just becoming active on this site. Thankful to have this wealth of knowledge through you guys! I am going to start doing some Brrrr's in some other markets around North Carolina. I have a solid connection to a fantastic team in Fayetteville, and a friend/mentor who knows the market very well. I am also interested in some other markets.

My question is- What are your favorite NC markets to Brrrr in, and why?

Also, please comment your experiences in the following markets-

  1. Rockingham, NC
  2. New Bern, NC
  3. Greenville, NC

    @Jesse Canady We've done a few in Durham, mainly East Durham. If you get in at 90-100k on a duplex, perform 20-30k in rehab, you can appraise around 160-195k. Rents then typically at 750-800. Like all BRRRR, buy right. All it takes is a little extra renovation costs to shrink that margin or make that BRRRR more of a GRRRR... ;)

    Additionally, the Fayetteville, NC market has been a good place for doing these deals. I believe @Alexander Felice has executed this business model quite a bit in that area in the past.
