I are looking forward to invest around Dallas area, not necessary to be in the city(I know the market is very hot now).

Garland and Lancaster area may be a choice for me.

I'm looking for investor friendly agent, contractor and property manager. If you have any recommendations, it will be great.

Have you looked anywhere else out of state instead of Dallas? For rental properties the rent to value ratio is 1%. 

In other markets out of state you can get a better rent to value ratio an more cash flow!

Yes, we also explored other area, but many of them are far away. The distance to Dallas is more manageable for us. We want to start and see what is needed in the process. Once we learn about the process, we will definitely explore other area again.

cities south of I20 are good for investment now. CererHill is my favorite though most of my investments are over to Fort Worth.
