Vacation Rental Occupancy Rates in Huntsville/Eden Area

Hi everyone, 

I'm interested in buying a property in the Huntsville UT or Eden UT area for the purpose of vacation rental (and to use periodically as vacation home).  All of the research I've done seems to indicate that occupancy rates are only around 27%.  I'd really like to cashflow.  Is there anyone on this forum that has any insight/experience in this area?
