Investor's Buy & Hold

To all the buy and hold investor I want to say hi. I hope to learn from everyone here.

My question is, if a multi family has a COC of 16%, cap rate of 8.2%, debt ratio servious of 1.8%, cash flow of $30k annually, 10units, sounds like a good deal what other factors should be considered?

In today's market, that seems very good; however, I would take a very very close look at maintenance. Generally I have found deals like you describe have a significant amount of deferred maintenance and CapEx.
