Huntsville Insurance Coverage/Insurance Companies

Hi all, wondering if folks have had more success on fire/landlord policies with local insurance agents or if the "big box' folks still work. Trying to figure out the best options for OOS investing in the Huntsville and Chattanooga markets (where I am currently focused); want my numbers to be tighter as I am analyzing deals.

What types of rates should I expect for 3/2 SFHs that are 1970s or newer?  Or even new construction?

Brad,

Some things to consider/review with Potential agents:

1. Are they licensed in all the states you invest in or are planning to invest in?

2. Do they write both Commercial and Personal Insurance (depending on the project you may need coverage from either of those areas)?

3. What is there experience in the Real Estate/Development space?

    Have they written FLIPS (renovation Builders Risk is a policy they should be familiar with), Vacant buildings,

    Commerical properties (especially 5+ unit apartment bldgs), New home construction, Contractors, etc.)?

4. How many companies do they represent and how many do they work with for the Real Estate market?

You may want to have them quote a likely deal to see how responsive they are, how knowlegeable they are, and how the rates compare.
