4 Stages of Real Estate: Where Are We?

I've often heard it said that there are 4 stages of real estate (see article below). Those are 1. Recovery 2. Expansion 3. Hyper Supply and 4. Recession. 

So where do you think we are now in the cycle? Given COVID19, it feels strange to me, like we're stuck between stages, but I'm not sure. What are your thoughts?
