Any tips on getting a tenant?
Hey guys I'm looking to get into my property

Here are my 7 "P's" for getting tenants:
- Pictures - Have great pictures. Make sure the unit is neat, well-lit and that you have enough pictures to give people a good impression of the property. Renters will likely look at pictures before they even contact you. If you don't have good ones, you'll lose out on a lot of leads.
- Price - Make sure you are priced competitively.
- Promotion - Get the word our far and wide, particularly on online sites. The more online exposure the better.
- Policies - Establish your policies, this will help to determine demand and speed up the process for you an renters. (E.g., if you allow pets vs. not allow pets).
- Property - Make sure the property is well-maintained with a good curb appeal.
- People - Is the "people" demand cyclical in your area? If so make sure that you have your vacancies come up when people are looking (E.g., a few weeks prior to the start of school in a college town).
- Place - Location, location, location. Perhaps hard to change it now, but the "place" of the property will affect your ability to find tenants.
