Helping Seniors selling rental property

I am going to be an agent soon, and recently I came across an older person who didn't want to sell his rental because of the tax consequences. I thought I had heard on a BP podcast, I can't remember which obviously, that they talked about selling a property and then 1031 the proceeds into something where you still got the income but you were not the landlord. 

Any help would be appreciated and is this a good strategy for older people.
